The case for a single interior scheme
Options lists feel generous and quietly make buildings worse. Here is why The Oak Collection has exactly one.
Most developers offer three or four interior packages. It reads as choice. In practice it means the design team specifies four schemes at the same budget, and each one is a little thinner than the single scheme they would have specified with the whole allowance.
It also fragments procurement. Four palettes means four supply chains, four snagging standards, and four sets of spares to hold for the next decade of maintenance.
For The Oak Collection we specified once. Herringbone oak through the living spaces, fluted oak joinery, honed stone counters, full-height casements. The whole allowance went into one palette.
Some buyers will not want it. That is a fair trade — thirty-two apartments do not need to appeal to everyone.
